We're hiring a sharp, dependable Analyst VA based in Columbia — not a temp, not a one-off freelancer, but a long-term team member who grows with us.

The Opportunity

This role starts part-time (20 hours/week) during a probationary period and transitions to full-time (40 hours/week) once you hit performance milestones — typically within 60–90 days.

Schedule: Monday–Friday, Pacific Standard Time (PST) hours. Live on camera via Microsoft Teams.

Compensation:
- $6/hr USD during probationary period (20 hrs/week, 1099)




- $8/hr USD upon full-time transition
- Quarterly bonuses + commission on closed deals ($2,000–$6,000/deal)
- Quarterly reviews with performance-based raises of $0.25 USD
- Paid via Payoneer or direct transfer

What You'll Be Doing

Financial Modeling & Underwriting:
- Building and reviewing Excel underwriting models (multifamily, office, retail, industrial, construction)
- Analyzing rent rolls, T-12 operating statements, and expense reports
- Calculating NOI, cap rates, DSCR, LTV, and debt yield
- Sizing loans to lender parameters
- Writing deal summaries and underwriting memos

Loan Processing & Deal Support:
- Managing due diligence checklists and deal timelines
- Preparing loan submission packages
- Coordinating document requests between borrowers and lenders
- Tracking deals from application through closing

Sales Communications:
- Drafting borrower outreach emails and follow-up sequences
- Writing LO
