About the role

We are seeking a highly organized, hands-on, and proactive Luxury Property & Projects Manager to oversee a portfolio of luxury villas across Central America for one of our most key and high-profile clients.

The successful candidate will be responsible for ensuring that each property is maintained to the highest standards and fully prepared for the owners' arrival.

The role also involves managing renovation and maintenance projects, coordinating contractors and suppliers, monitoring budgets, and personally overseeing work on-site to ensure quality, timelines, and cost control.

This is a field-based position requiring extensive travel, strong leadership skills, and the ability to solve problems quickly while working across multiple countries.

Key Responsibilities:





- Travel regularly throughout Central America to inspect luxury properties.

- Ensure villas are fully prepared and maintained to the highest standards before owners' arrivals.

- Coordinate and supervise preventive, routine, and emergency maintenance activities.

- Plan, organize, and personally oversee renovation and improvement projects on-site.

- Manage contractors, architects, suppliers, and local service providers.

- Monitor project progress, quality of work, timelines, and compliance with agreed standards.

- Review and control renovation budgets, invoices, cost reports, and project-related financial documentation.

- Resolve operational issues quickly and efficiently through a proactive, hands-on approach.

- Work closely with company management and local teams to ensure smooth operations.

- Lead and coordinate local staff, contractors, and external service providers.

- Prepare regular reports on property conditions, project status, and operational activities.

Mandatory Requirements

- Proven experience in Property Management, preferably within the luxury real estate, hospitality, or high-end residential sector.

- Demonstrated experience managing renovation and construction projects from planning through completion.





- Strong experience in budget management, cost control, and project financial oversight.

- Excellent problem-solving and decision-making skills.

- Proven ability to lead teams and coordinate multiple contractors and vendors.

- Highly organized, detail-oriented, and able to manage multiple projects simultaneously.

- Willingness to travel approximately 15 days per month throughout Central America.

- Preferably based in Panama, or willing to relocate.

- Fluent English (mandatory).

- Fluent Spanish (mandatory).

- Valid driver's license (mandatory).

- Availability to attend evening and weekend meetings when required.

- Strong interpersonal, communication, and teamwork skills

Preferred Qualifications

- Experience managing luxury private villas or high-end residential properties.

- Previous work experience in Central America or Latin America.

- Background in construction, real estate development, or luxury hospitality.

- Experience working in multicultural and international environments.
