About the position:

Establish Controls: Design, build, and implement accounting processes, charts of accounts, and reporting templates from the ground up.

Audit Trails: Maintain meticulous audit trails, ensuring every transaction is fully traceable to its original source documentation.

Enforce Compliance: Serve as the final gatekeeper for financial compliance, confidently halting payments or processes that bypass established internal controls.

Team Leadership: Manage, review, and audit the work of remote bookkeeping and clerical staff, correcting errors and optimizing workflows to prevent future discrepancies.

Budgeting, Forecasting & Cash Management

Active Budgeting: Build comprehensive annual budgets for individual properties and corporate entities.

Variance Analysis: Investigate and explain financial variances, deeply researching cost spikes rather than simply reporting them.

Cash Flow Modeling: Maintain active 30/60/90-day rolling cash flow forecasts to optimize liquidity.

Capital Planning: Lead Capital Expenditure (CapEx)

Property Management Accounting

Lease & Rent Audit: Reconcile property rent rolls directly against vigente lease terms to ensure zero revenue leakage.

Escrow & Deposits: Oversee separate security deposit accounting, compliance, reconciliations, and tenant refund processing.

Debt & Vendor Tracking: Track complex mortgage/loan schedules, payment dates, balloon deadlines, refinancing windows, lender covenants, and insurance escrows.

Operations Alignment: Monitor collections, handle delinquency reporting, tie ledger balances back to operational performance, and manage 1099/vendor compliance.

Multi-Entity & Systems Administration

Structure Integrity: Keep financial books strictly separated across multiple LLCs without commingling assets.

Consolidated Reporting: Produce high-level consolidated financial reports across all entities while keeping individual ledgers completely
