Property Manager – Long-Term Rentals Casacol · El Poblado, Medellín · Full-time · Permanent · On-site
This role combines property management with a strong commercial focus.
You will manage a portfolio of long-term rental apartments while working directly with clients, conducting showings, and guiding prospects through the rental process. Success in this role depends on your ability to present apartments effectively, build trust with clients and owners, and convert opportunities into signed leases.
Casacol has been operating furnished apartments, short-term rentals, and boutique hotels in Medellín for over 10 years. We manage 500+ properties in El Poblado and Laureles for local and international investors who trust us with their assets, tenant experience, and long-term returns. We are looking for a Property Manager for Long-Term Rentals who is organized, proactive, service-driven, and commercially minded.
Someone who understands that renting an apartment is not only an operational process — it is a sale that depends on presentation, follow-up, trust, and execution.
Someone who walks into an apartment and notices what needs fixing, what needs improving, what needs to be explained to a client, and what needs to be solved before it affects an owner, tenant, or closing opportunity. What you'll own
? Portfolio management
- Manage a portfolio of furnished long-term rental apartments in Medellín
- Be the primary point of contact for owners, investors, tenants, and prospective clients
- Oversee apartment condition, inventories, presentation standards, and readiness for showings
- Coordinate repairs, preventive maintenance, upgrades, purchases, and vendor follow-up
- Ensure each unit is commercially attractive, well-maintained, and ready to rent
- Identify opportunities to improve the apartment’s appeal, rental potential, and owner satisfaction ? Client showings & leasing support
- Conduct apartment showings with prospective tenants and corporate clients
- Present each apartment professionally, highlighting value, location, features, and lifestyle benefits
- Understand client needs and match them with the right apartment options
- Follow up with prospects after showings to support conversion and close rental opportunities
- Coordinate personal check-ins and ensure tenants receive a smooth, professional arrival experience
- Treat each showing, visit,
and check-in as an opportunity to build trust and secure a successful rental ? Tenant & owner experience
- Maintain clear, professional communication with tenants, owners, and internal teams
- Handle tenant requests with urgency, structure, and service orientation
- Keep owners informed about relevant issues, opportunities, costs, and portfolio status
- Manage difficult conversations with judgment, ownership, and professionalism
- Ensure tenants feel supported while protecting the owner’s asset and Casacol’s standards ? Operations & coordination
- Coordinate maintenance, cleaning, vendors, building administration, and internal support teams
- Follow up on operational issues until they are fully resolved
- Visit properties regularly to verify condition, quality, and presentation
- Represent Casacol with building administrations when needed
- Make sure apartments are clean, functional, well-presented, and aligned with client expectations ? Finance & administration
- Track monthly costs per unit, including maintenance, purchases, utilities, and third-party services
- Manage utility, HOA, internet, and property-related invoices for treasury submission
- Coordinate property tax payments according to owner preferences
- Support lease-related administrative processes and internal reporting
- Maintain organized documentation, follow-up records, and owner communication You'll thrive here if

especially when urgent operational situations arise What we're looking for
✅ Must-have:
- Advanced English, ideally B2–C1
- University degree or equivalent professional experience
- At least 1 year of professional experience in administration, operations, hospitality, real estate, customer service, sales support, property management, or related fields
- On-site availability in El Poblado, Medellín
- Genuine vocation for service
- Strong attention to detail and follow-up skills
- Clear written communication in English and Spanish
- Strong organization, problem-solving, and accountability
- Comfortable interacting with international clients, owners, and tenants
- Commercial mindset and confidence conducting client-facing apartment showings ⭐ Nice to have:
- Experience in real estate, furnished apartments, leasing, relocation, hospitality, or property management
- Experience with international clients or investors
- Sales, customer success, account management, or client advisory experience
- Basic understanding of leases, maintenance coordination, property expenses, or building administration

Compensation depends on professional background, experience, English level, and commercial profile.
