About the role
JMK Property Management is a Miami-based property management company, and we're looking for a Maintenance Operations Manager to run the day-to-day of our maintenance department from Colombia.
This is not a call-center or ticket-closing role. You will own the maintenance operation: you decide what gets done, by whom, and in what order — and you make sure every job is properly documented so it can be invoiced. You'll lead a team of five: two remote team members and three on-site technicians in Miami handling unit renovations, work orders and day-to-day repairs across our portfolio.
We need someone proactive. Someone who sees a problem before it becomes a complaint, follows up without being asked, and keeps five people moving without us having to chase them.
What you'll do
- Lead and supervise a team of five (2 remote, 3 on-site in Miami): assign work, set priorities, and hold the team accountable to deadlines and quality standards.
- Dispatch and schedule daily work orders across our portfolio, balancing urgent repairs against ongoing unit renovations.
- Make sure every job performed is documented correctly — scope, photos, materials, labor and completion notes — so it can be invoiced accurately and on time.
- Review submitted documentation for completeness and push back when something is missing or unclear.
- Track the status of unit renovations and keep them moving so units are rent-ready as fast as possible.
- Monitor the overall condition of the properties and flag preventive work before it turns into an emergency.
- Coordinate with vendors and suppliers when work falls outside the in-house team's scope.
- Serve as the main point of contact between the maintenance team and the rest of the company — reporting status, blockers and costs to ownership.
- Be occasionally available outside regular hours for true emergencies (this is not a rotating on-call schedule).
What we're looking for
- Fully bilingual, English and Spanish — you'll work in English with U.S. ownership and vendors, and in Spanish with much of the field team. Strong spoken English is required, not optional.
- Experience at a property management company. You should already understand work orders, unit turns, make-readies, tenant repair requests and how maintenance costs get billed.
- Proven experience managing people. You've supervised a team before and you're comfortable holding adults accountable, remotely, without micromanaging.
- Hands-on experience with property management software — AppFolio, Buildium, Yardi, Propertyware or similar — specifically the maintenance and work order side.
- Strong documentation discipline. Our invoicing depends on the paperwork being right. Detail matters here more than speed.
- Proactive by default. The people who succeed here are the ones who come to us with the problem and the proposed solution at the same time.
- Reliable high-speed internet, a working computer, and a quiet place to take calls.
- Availability during U.S. Eastern Time business hours.
Nice to have
- Technical understanding of trades (plumbing, electrical, HVAC) — enough to scope a job, question a quote and judge whether work was done right.
- Experience managing renovation projects or unit turnovers end to end.
- Experience working remotely for a U.S.-based company.
