Role Overview

We are seeking an experienced Fractional Residential Construction Estimator to serve as a trusted pre-construction partner for an owner-operated general contracting firm on Long Island, New York. Specializing primarily in residential interior remodeling (80–90% focused on kitchens, bathrooms, and basements) alongside window/door replacements, roofing, and select new-construction builds, our client needs an analytical estimator to eliminate the owner's primary operational bottleneck.

In this seat, you will translate site visit notes, rough field measurements, digital photographs, 3D Polycam scans, and architectural plans into complete, itemized cost estimates and client proposals. Beyond basic material takeoffs, you will evaluate projects holistically—identifying adjacent scope requirements (HVAC relocation, structural prep, stair work), obtaining vendor/subcontractor quotes, building standardized Excel pricing templates, and preparing proposals for customer presentation via Joist.

Key Responsibilities

1. Residential Remodeling Estimating & Quantity Takeoffs

- Scope Interpretation: Review field measurements, site photos, architectural drawings, 3D Polycam scans, and notes from site visits to build detailed, line-item estimates for kitchen, bathroom, basement, window/door, roofing, and additions projects.

- Holistic Scope Assessment: Look beyond obvious quantities to account for adjacent work (e.g., demolition, framing adjustments, utility relocations, subfloor prep, specialty trim) to protect project profit margins.

- Consolidated Trade Takeoffs:



Perform material takeoffs and consolidate multi-trade subcontractor pricing (plumbing, electrical, framing, HVAC, insulation) for additions and new-construction projects into unified budgets.

2. Material Pricing & Subcontractor Coordination

- Vendor Research & Sourcing: Research current material pricing, communicate directly with local suppliers/lumberyards, and source custom or specialty remodeling products (e.g., specific wood species, stair parts).

- Subcontractor Quote Management: Solicit, track, and compile pricing from the owner's established trade partners, identifying scope gaps or inconsistencies across trade quotes.

3. Estimating Process Standardization & Template Building

- Template Engineering: Build, organize, and maintain reusable Microsoft Excel estimating templates, material price databases, and standardized line-item libraries to transition the firm away from manual, owner-dependent estimating.

- Pricing Methodology Application: Apply the company’s cost-plus margin methodology (~20% margin target) consistently across proposals while auditing pricing accuracy.

4. Proactive Scope Review & Proposal Delivery

- Scope Gap Auditing: Audit project inputs prior to estimate completion and proactively request missing details (e.g., specific finish selections, demolition boundaries, structural nuances) from the owner.

- Proposal Presentation: Format completed Excel cost models and transfer proposal summaries into Joist for professional client presentation.

Required Skills & Qualifications

- Residential Estimating Expertise:



Proven experience performing cost estimating and quantity takeoffs for US-based residential general contracting or remodeling firms (kitchens, baths, basements, exterior envelope).

- Blueprints & Field Notes Literacy: Ability to interpret blueprints, CAD drawings, 3D scans (Polycam), site photographs, and hand-sketched field measurements accurately.

- Advanced Microsoft Excel Proficiency: Advanced skills building and maintaining complex financial models, pricing sheets, and formulas in Excel.

- Construction Methods Knowledge: Deep understanding of residential construction sequencing, trade interactions, material specifications, and labor requirements.

- Communication & Vendor Relations: Outstanding written and spoken English skills with the confidence to communicate directly with US suppliers, subcontractors, and the business owner.

- High Agency & Autonomy: Proactive problem solver who asks clarifying questions regarding missing scope rather than making assumptions that compromise project profitability.

Preferred Qualifications

- Hands-on experience using Joist proposal software, aerial roofing measurement tools, or 3D scanning applications (Polycam).

- Prior experience supporting owner-operated US remodeling contractors or small field teams.

Success Metrics (KPIs)

- Owner Bandwidth Recovery: Successfully eliminating the owner's weekend estimating backlog (~8–10 hours/week) by taking ownership of incoming estimates.

- Turnaround Velocity: Decreasing the elapsed time from initial site visit handoff to completed Joist customer proposal.

- Estimate Accuracy & Profitability: Producing comprehensive, error-free scope sheets that prevent uncaptured labor/material costs and preserve targeted project margins (~20%).

- Process Standardization: Developing reusable Excel templates and a localized Long Island vendor/material price list within the first 90 days.
